    Default Buying a house in Melbourne


    If you move to Australia (on a 139 visa - don't know if this is
    relevant) are there any restrictions on the type/age of property you
    buy? We hope to move eventually to Melbourne, and I have something at
    the back of my mind, which I must have read somewhere, that you must buy
    a 'new build' property. Is this correct?

    Hi racketman,
    Read your post and it jogged something in my memory about 'new build'
    property, I think it was related to a retirement visa though, I may
    be wrong...

    I'm pretty sure that as long as you have the right to permanent
    residence - whatever the visa type - you can purchase any
    property you like.

    If you are a temporary resident, then the FIRB (to who all non-permanent
    residents must apply to purchase property) will allow you to purchase
    one second-hand property as long as it is your principal residence while
    in Australia.

    The new-build thing applies only to those without the right to permanent
    residence and who are not currently living in Australia - e.g. foreign
    investors. These people would also need to apply to the FIRB for
    authorisation to purchase the property

    If a 139 visa is a permanent resident visa you can buy whatever and wherever
    you like, subject to the lenders criteria of course.

    Don't forget the first time house buyers $7000 for all new residents who
    have not previously owed a property in Australia or its territories.
